General Information

The use of this website and the services provided by Xenophon Accommodations is subject to these Booking Terms and Conditions, which apply to all online bookings. Booking a property or any other service provided by Xenophon Accommodations (www.matala-pitsidia.com) (Xenophon Accommodations "The Company"), for the rental of a property (the "Property") means that you have agreed to and accepted the Xenophon Accommodations Booking Terms and Conditions. For the purposes of the agreement, ""you"" means, collectively, the person signing this agreement and each of the other guests who have booked to stay at the accommodation during the rental period.

Reservation Procedures

By completing the relevant fields via the booking request form on our website, we will process your request and confirm the booking by e-mail. For bookings made via our call center, you expressly instruct the Company to proceed with the booking. After making a booking, you will receive a booking confirmation via e-mail. You are obliged to verify the accuracy of the confirmation data and to immediately inform the Company of any discrepancies or errors in the original registered booking. In case of late reporting of any errors and discrepancies, the Company shall not be liable and you shall not be entitled to withdraw from the contract.

Payment

Payment is made via bank transfer (must be approved first before confirming the reservation). We require 30% of the total price as a deposit within 7 days of the booking confirmation and the balance is paid upon arrival. Any late payments will be accepted only at the discretion of the Company and the Owner and may result in the cancellation of this agreement. Prior to payment, the Company is not obliged to transfer any travel documents to you. The Company may ask you to submit any proof of your address, copy of the bank deposit, before confirming your reservation.

Cancellation

Cancellation fees vary from property to property. To cancel your reservation you must provide Xenophon Accommodations with written notice of your cancellation.

In case of cancellation following graduation must be considered:
- until 49 days before arrival: 30% of the rental price agreed
- until 35 days before arrival: 60% of the rental price agreed
- until 21 days before arrival: 90% of the rental price agreed
- otherwise (less than 21 days): 100% of the rental price agreed

In case of cancellation following graduation must be considered:
- until 56 days before the arrival day: 40% of the rental price agreed
- until 49 days before the arrival day: 60% of the rental price agreed
- until 42 days before the arrival day: 90% of the rental price agreed
- otherwise (less than 42 days): 100% of the rental price agreed

Insurance

We strongly recommend that you have adequate travel insurance cover. This will not only provide cover for you while you are away, but will also provide cancellation cover if, for any reason, you are forced to cancel your trip. As explained in the cancellation policy, if you cancel your booking 3/6 weeks before arrival, you will remain liable for the full cost of the holiday.

Your responsibilities

You are solely responsible for all damages, injuries and losses associated with your or your guests' occupancy or use of the property. You must ensure that the property and all furniture, fixtures and fittings remain in the same condition and location as at check-in.

Property Use

You may not conduct any illegal activity on the Property or any activity that could reasonably be considered a nuisance or nuisance to the Owner or residents of the neighboring land. Unless otherwise authorized by the Company, you may not bring animals onto the Property. The total number of guests may not exceed the number specified in this agreement or on the Company’s website. If the Property offers or has more rooms than you have rented, you agree that the Owner shall have the right, in the Owner’s discretion, to decide which of the rooms on the Property shall be made available to you and which shall remain unused. Parties, weddings, receptions and other such events that attract additional traffic to the neighborhood are not permitted. Any exception will require prior written permission, proof of insurance and other requirements and fees as deemed necessary. No additional persons beyond the maximum capacity of the property are permitted on the property at any time unless notified and agreed to in writing by the Property Manager.

Use of the website

To use the website you must be over 18 years of age and assume responsibility for any use of this website by minors on your behalf. You are obliged to use the website in accordance with the law and in compliance with our general terms and conditions. Any use of the application for deceptive or profit-making purposes or purposes that could cause any harm to the provision of the services is prohibited. Any illegal action in the use of this website will result in your exclusion from access to the services provided.

Company Roles

The Company is an agent of the Owner and neither the Company nor any of its affiliated entities, shareholders, directors, employees, agents and representatives ("Affiliates") are liable for any delays, accidents, damages, injuries or losses suffered by you, your guests or the property. The Company and its Affiliates are not responsible in any way for the management or maintenance of the Property or for the acts or omissions of the Owner or any other third party involved in the rental of the Property (including any provider of additional services or guest activities arranged for you). In no event shall the Company or its Affiliates be liable for any indirect, punitive, incidental, special or consequential damages arising out of or in any way connected with this Agreement or the rental or use of the Property. If, notwithstanding the limitations contained herein, the Company or its Affiliates its Affiliates are held liable for any loss or damage arising out of or in any way connected with any of the incidents described herein, then the Company's or its Affiliates' liabilities shall in no event exceed the greater of one hundred euros or the total of the relevant rental income paid by you at the time of the incident. Furthermore, you acknowledge that any use of the pool, hot tub and/or beach is at your sole risk. You acknowledge that children and all other non-swimmers must be supervised at all times.

Additional services

After your reservation, the Company may assist in coordinating or arranging certain guest services for you. You are not obligated to book any of these additional guest services. Service providers are independent contractors and are not agents, representatives or employees of the Company. The Company and its Affiliates are not responsible for the acts, errors, omissions, representations, warranties, breaches or negligence of any service provider or for any personal injury, property damage or other damages or expenses related thereto.

Travel Documents

The Company offers travel products and services to various destinations and you are responsible for determining what, if any, documents (including passports and visas) are required to travel to a particular destination. By offering travel products and services to particular destinations, the Company does not represent or warrant that travel to such locations is advisable or risk-free and is not liable for any damages or losses that may arise from travel to such destinations. In addition, the Company is not responsible for weather or seasonal conditions, which may affect your use of the property and surrounding areas, including, but not limited to, beaches and roads. The Company and/or its Affiliates are not responsible for limited signal strength, absence and/or interruption in telecommunications services, including, but not limited to, internet, telephone, cable and satellite reception. We urge you to consult government travel reports, including notices, warnings and advice, before entering into this agreement.

Force majeure

Neither the Company (including its Affiliates) nor the Owner shall be liable for any damages, losses or injuries caused by circumstances beyond that person's control, including, without limitation, any fire, flood, hurricane, tsunami, war, revolution, terrorism or change in any law, regulation or government policy.

Problems with the property

You should immediately notify the Company or the on-site property manager of any problems related to the property. The Company will make reasonable efforts to correct problems, but will not consider complaints made after you have left the property.

General Terms

This Agreement may be terminated by the Company immediately upon any breach of the terms by you. Any change or modification of this Agreement, including, without limitation, an increase or decrease in the number of guests or an increase, decrease or other change in the rental period, must be made in accordance with the provisions of this Agreement and, in all cases, is subject to the prior written approval of the Company, which approval may be withheld at its sole discretion. This Agreement shall be governed by the laws of GREECE and any disputes shall be referred to a GREEK court. You may not transfer or assign this Agreement or any part thereof.

Number of Visitors

Only the persons listed on the booking form may use the accommodation. The number of guests must not exceed the maximum number listed on the booking form. In case that the key holder finds more people than those listed, he/she will have the right to ask the guests to vacate the property.

Check-in and check-out time

Check-in is from 15:00 to 22:00. Check-out time is 10:00 AM

Check-in is from 4:00 PM to 10:00 PM. Check-out time is 10:00 AM

In the case of a flight delay or inconvenience during travel, customers should contact us as soon as possible. We cannot guarantee early check-in or late check-out unless we have confirmed in advance.

Complaints

If you encounter any problems during your stay, you have to let us know. We will do our best to assist you and resolve these problems as soon as possible during your stay. Complaints submitted only at the end of the holiday period will not be taken into account. Customers who decide to leave the property earlier without our knowledge lose all rights to any possible refund or discount.

Behavior and property damage

The customer signing the booking form is responsible for the proper and decent behavior of those staying at the property. You are responsible for any loss or damage that you or anyone else staying at the property may cause to the property or its contents. You are required to report any damage to us and bear the cost of repair or replacement. In the event that you or any member of your party behaves disrespectfully towards the property and its contents, the property manager has the right to ask all guests to vacate the property immediately.

Entertainment at the property

Parties and events involving a large number of guests are strictly prohibited unless fully approved by us. Should you make unauthorized use of the property in such a manner, the property manager has the right to ask all guests to vacate the property immediately.

Injury of a guest on the property

The Company cannot be held responsible for any accident or injury caused to any guests during their stay at the accommodation under any circumstances.

Pets

Pets are generally not accepted on our properties. If you wish to bring one with you, please contact us first to get authorisation from the owner. If accepted, you will be asked for an additional deposit.

Swimming pool

The swimming pool, when available, will be kept clean and functional by the property staff.

Cleaning & Maid Service

The accommodation will be cleaned at the beginning of the rental period, prior to your arrival. However, guests must leave the accommodation clean and tidy upon departure.

Water & Electricity

Please note that water is a commodity that should be used sparingly during the summer months. If you experience a water shortage, we will do everything we can to restore the supply in a timely manner. Electricity may also be interrupted, usually for a short period of time. However, we cannot be held responsible for any inconvenience caused by events beyond our control.

Valuable objects

Valuable items left on the property are at the clients' risk. Neither the Company nor the property staff can be held responsible for their loss or misplacement.

Law - Jurisdiction

In case of any dispute relating to the terms and conditions, the parties agree that any such disputes shall be resolved by international arbitration in accordance with the rules of conciliation and arbitration of the International Chamber of Commerce.
